United Fertilizer Chemical is a worldwide supplier of industrial and agricultural chemicals manufactured in China. The company, headquartered in Irvine, CA hired Mark Coffey to purchase their headquarters building.
We uncovered an off market property and quickly negotiated a lease-to-purchase deal that enabled the client to occupy the building in advance of their eventual purchase. Mark Coffey was hired to acquire properties throughout California for field operations. Our first assignment repped WCA on property in Santa Clarita, CA closed in December 2018 and was later sold in October 2022. Mark Coffey represented Goddard Holdings, LLC on the purchase of a 12,000 SF office building in the Spectrum Area of Irvine in 2018. In 2022, the client again called on Coffey at Orange County Commercial Real Estate, Inc. to sell the property. Despite rising interest rates and a weaker office market, the site was sold in February 2023 for $6.2M to an all-cash buyer. The sale netted the seller a 50% net profit over his original acquisition costs in his five-year holding period

Cheung & Chu, CPA is an independent accounting and advisory firm based in Orange County with six offices throughout California and five in China. The principal partner, Eddie Cheung hired us to located a small Class A property for his expanding Irvine area headquarters. We represented the firm on the purchase of two Newport Beach office condominiums (3,000 SF in total) which closed in late 2017. SBA financing provided by East West Bank.
